Located just off the freeway on 2.57 acres along Interstate 215, the site is positioned to become a key fueling destination for truck operators and a high-visibility stop for highway travelers.

Bakersfield

45 Day Acquisition Financing - $20.7M - Truck Stop in Bakersfield, CA

First Financial Capital is proud to announce the successful financing of a 12.48-acre, state-of-the-art truck stop and travel center located in Bakersfield, CA. The property features two 2,500-square-foot commercial spaces and an impressive 80 Tesla Supercharging stations, making it a prime destination for commuters traveling along the I-5 freeway.

This complex transaction involved the consolidation of debt across four other collateral properties. While the purchase price of the property was $17.5 million, our team successfully structured and closed a total loan amount of $20.7 million, ensuring our client had the resources needed for a smooth acquisition.

San Joaquin Valley

Construction Financing for a Truck-stop/Travel Center Ground Up Development; 78% LTC

First Financial Capital had successfully completed construction financing for a 16-acre travel-center & truck-stop development in the San Joaquin Valley, California in the amount of $11,450,000; 78% [LTC (loan to cost)](https://www.firstfincap.com/articles/loan-to-cost-ltc).

FFC was able to provide the borrowers with their first loan disbursement within two weeks of receiving a fully executed [LOI (letter of Intent)](https://www.firstfincap.com/articles/letter-of-intent), however, funding was delayed due to [ROFR (right of first refusal)](https://www.firstfincap.com/articles/right-of-first-refusal) rights upon signing a franchise agreement that were prejudice to the lender. FFC reacted quickly and their team was able to come to a subordination agreement with the franchisor within 30 days.

Estimated project completion is set for 10-months (Summer, 2022)

Soda Springs

Acquisition Bridge Loan of a Travel Center branded Chevron Extramile

First Financial Capital successfully financed the acquisition of a travel center located in Soda Springs, California in the amount of $7,320,000, 55% [LTV ( Loan to Value)](https://www.firstfincap.com/articles/loan-to-value-ltv).

This subject truckstop is surrounded by treed land to the south and west putting this 93.5-acre property in a fire zone which made it difficult for the buyer to obtain financing. FFC was able to complete this transaction under the condition that the buyer was able to obtain adequate insurance to cover the principal amount of the loan.

This immediate area is a destination for outdoor users including hikers, fishermen, and off-road enthusiasts making the additional 85 acres of land a great development opportunity which the borrowers anticipate starting in the near future.
